Lance L. Moore is the President of National Realty Exchange, Inc. and works with his father and partner Roy R. Moore, who has been in the real estate exchange business for about 38 years. He has a Bachelors of Science in Agricultural Business from Colorado State University. He has been in the business for about eight years, always specializing in exchanging properties, buyer representation and a client first mentality that puts an utmost importance on honesty and integrity. Lance was involved in a transaction that won the Cliff Weaver Award for the Most Creative Exchange in 1993 for the Society of Exchange Counselors.

Lance currently manages a portfolio of real estate for his family. It currently includes land in Arizona, Wyoming, Colorado, Minnesota, Alaska as well as almost 50,000 acres of ranches in Oregon and Idaho. Other properties that he currently manages for the family or partners are a refrigerated meat packing plant in Denver, a Hospital in Massachusetts and an industrial development in Ohio.

In the past the family has owned and operated restaurants, hotels, motels, apartments, office buildings, industrial buildings, retail properties and resorts. They have developed many properties over the years including land subdivisions. Some of the businesses they have been involved with over the years are a boat dealership, a marina, a resort, cattle ranching, a log home company and their main business today is a beef marketing company where they market their products to about 2000 supermarkets nationwide.

Lance has specialized in commercial real estate brokerage with an emphasis on exchanging properties under IRS code section 1031. National Realty Exchange, Inc. does a nationwide business with investment real estate and has closed transactions in 34 states. Lance does most of his business by networking with other real estate brokers.

REAL ESTATE

  • Licensed since 1963.  Real Estate licenses have been held in Arizona, Nevada, Idaho, and currently Colorado; over 50 transactions completed in more than 34 states and Canada;  The majority of these transactions have involved IRS Section exchanges with simultaneous closings.  Property types include: commercial income property, apartments, industrial land, development properties of all types, farms, ranches and residential.

  • Awards - Roy has received over 40 awards.  Among the most prestigious are:
  1. The Exchange of the Year - 1967; awarded by the National Association of Realtors; this award is based on creativity and client benefit.

  2. Cliff Weaver Award - 1993 and 1999; runner up in 1992; awarded by the Society of Exchange Counselors; this award is based on creativity and problem solving in an exchange.  The 1999 award involved a 2,000,000-sq. ft. warehouse complex in Indiana, and a residential gated community in Missouri.  The transaction involved six different parts, including tax-defered exchanges, taxable exchanges with no capital gains, sales, stock sale, merger, and charitable gifts.

  3. 1987 - Roy was awarded the "Man of the Year" award for the Livestock Industry for his work in developing the Salers breed and establishing a national branded beef program.
  • Roy has served as President of Valley of the Sun Real Estate Exchangors in Arizona for two terms. 

In the livestock industry, Roy has served in every office of the American Salers Association, and has served on the board of directors for 16 years.  Roy founded, published and edited the Salers Stockman.  Roy also served as a Director in the National Cattlemen's Association.  Additionally, Roy was a founding member of the American Wagyu Association, where he served as a Director and President.  Wagyu is a Japanese breed of cattle, better known as "Kobe beef."

Today, Roy serves as a Director in the Denver Metro board of the American Heart Association.

  • National Property Exchange - Arizona

    This was the first commercial concept involving high-volume real estate agents; working on 100% commission and networking with associates.

  • National Property Exchange - Idaho

    During the period of 1979 - 1989, Roy specialized in large ranch sales and exchanges.

  • Property Research Institute

    Roy operated this company in the late 1960's and 1970's, specializing in fast, economical appraisals of income properties, utilizing the first computer generated data in the real estate industry.

  • National Realty Exchange, Inc. - Colorado - 1989 - present

    Roy, along with his son Lance, works as a father/son team and has handled a large variety of transactions in many states for a select group of clients.

  • Mountain States Cattle Co. - 1963 - 1984 - Operated ranches, sub-divisions, hotels, restaurants, commercial and apartments.

  • Rocking M Cattle Co. - 1972 - present - Rocking M consists of a 38,000-acre cattle ranch and resort property.  Roy founded the Salers breed of cattle on this ranch.  Salers ranks 12h in size as a beef breed. The Rocking M cattle herd has produced more champions in beef cattle carcass contests than any other ranch in North America.

  • Maverick Ranch Assoc. - 1985 - present - At this time, Maverick Ranch is one of the five leading branded beef companies in the U.S., serving over 2,400 supermarkets with lean natural beef.

  • Maverick Ranch New Zealand - Along with partners in New Zealand, this company founded the Wagyu breed of cattle in New Zealand, and furthered the Salers genetics.

  • GuaranTek Analytical Labs - This company was founded in 1994 to test for steroids, antibiotics and pesticides in beef.  Today, the lab is expanding to clinical testing and research in the field of environmental contaminants in humans. The lab is currently in the process of USDA and Organic certifications.  The fields of research are designed to greatly improve health and medical diagnoses.

  • Homestead Log Co. - Roy was a founder of this company in 1979.  Although not still an owner, the company is still a major supplier of house logs in North America.

  • TLC Wildlife Ranches - 1994 - present - This is a ranch and timber property in Oregon, where sustainable agriculture and timber production is a primary focus.

  • A resort business in Idaho and a marine dealership in Arizona.

SUMMARY OF EXPERIENCE

After 40 years in business, Roy is one of the most experienced and respected people in the real estate, cattle, and meat industries, Roy believes that the Moore family companies that he has founded (operated under the banner of Moore Holdings) will reach new horizons in marketing, mergers and acquisitions, utilizing "cutting edge" technology in both production and marketing.  At the age of 64, Roy figures he has only 20 to 30 years of time left before retirement.  However, he gets a lot of help from his wife Bobbi, and sons Rex, Lance, Charlie and Monte.  Each family member has their own responsibilities in running and developing the Moore family businesses.
